Auctioneers note: Due to Gerald’s recent passing the family will be offering the following real estate and equipment at auction. This ranch has a great set of buildings only a few years old and many ponds and hydrants. Much of the equipment is late model and in good to near new condition. Real estate sells at 10:00 a.m. Starting on equipment at approximately 10:30 a.m.
Real Estate: Sells at 10:00 a.m. followed by equipment
220 acres, more or less, will be offered in 3 tracts and in combinations until the highest possible bid is obtained. Sellers are highly motivated, but reserve the right to reject the final bids on the real estate.
Tract 1 --- 30 acres of rolling pasture. Has great building site overlooking the West Yellow Creek valley. Mostly open. 2 ponds, In the SE ¼ of 21-58-19.
Tract 2 --- 40 acres of rolling pasture. 25% timber, pond, Has 24 x 30 cattle shed. SW1/4 SW ¼ of 22-58-19.
Tract 3 --- 150 acres, M or L, of pasture with approx 30 acres of timber. Extensive set of cattle buildings including 54’ x 96’ concrete floor machine shed, and 50’ x 64’ and 54’ x 64’ hay or calving barns with electric and water. • Cash or check with proper ID day of auction. Nothing removed until settled for day of sale. On purchases over $5,000.00 get pre-approval from Smith Auctioneers or bring bank letter of credit.
• 220± acre property will be offered in three tracts and in combination until highest possible bid is obtained.
• Ten percent (10%) down day of auction as non-refundable escrow payment day of sale payable to closing agent. Balance due at final closing.
• Professional Land Title, Brookfield, MO will provide title insurance and will be the closing agent. Purchase contract prepared by Terry Tschannen, attorney.
• Real estate taxes for 2010 prorated to closing.
