Directions: From Polo, Missouri go west 2 miles on Hwy 116, then south on Boulder Road 1 mile to NW corner of farm. House address is 8226 SW Boulder Road, Polo, MO.
Auctioneers note: This real estate and equipment is being offered for sale. The sod equipment was working last season. All equipment and real estate sell “as is” where is.
Real Estate: Sells at 11:00 am 140 acres with 137 acres rated cropland by USDA. Farm has 13 year old 2 story, 4 bedroom home with large front porch and walkout basement. The real estate will be offered in two tracts and in combination until the highest possible bid is attained.
Property and Home will be open for inspection on Saturday, March 27th from 1:00 p.m. to 3:00 p.m.
3% broker participation fee payable at closing to any licensed real estate broker who registers a successful bidder prior to the start of the auction.
Tract 1: 80 acres M or L with home. N ½ of the NW ¼ of 31-55-28. 77.7 acres rated tillable gently rolling land. Nice 4 bedroom, 2 ½ bath, 2 story home built just 13 years ago. Existing driveway along south border will be deeded as access easement. Old barn also on this tract. 1 acre in NW corner of this tract is excepted for school house, which is no longer there.

• 140 acre (more or less) property will be offered in two tracts and in combination of both tracts.
• Ten percent (10%) down day of auction as non-refundable escrow payment day of sale payable to closing agent Caldwell County Title Company, Hamilton, MO with final settlement on or before May 7, 2010.
• Caldwell County Title Company will provide title insurance and will be the closing agent. Purchase contract prepared by Mark Kelly, attorney.
• Successful bidder will be given immediate possession of the cropland. Possession of the home will be given at final closing.
• 3% broker participation fee payable at closing to any licensed real estate broker who registers a successful bidder prior to the start of the auction.
• Sellers are highly motivated, but retain the right to refuse the final bid or bids.
