Auctioneer’s Note: The Bunse family is offering these farms to the highest bidder. The tillable tracts 1,2 & 3 are of excellent soil type and quality. Tract 4 is a pasture, hay and timber with excellent hunting and site potential. No leases are in place for 2010. This is your chance to purchase high quality land in parcel sizes that will fit your budget.
Tract 1: 40 acres in 28-59-33 lying west of county road 261. 34.7 tillable acres.
Tract 2: 70 acres in 28-59-33 and 27-59-33 lying east of CR 261. 64.1 tillable acres of mostly highly productive bottom land.
Directions to Tracts 1 & 2: From Helena take Z south 1 mile to V, then east 2 miles to CR 261, then north 1/4 mile. From St. Joseph take U.S. 36 east to MO 31 north to Route V, then go west 3.1 miles to CR 261, then north ¼ mile. Or from Tracts 3 & 4 go 1 mile north on UU, then east ¾ mile on V, then north ¼ mile on CR 261.
Tracts 1 & 2 will be offered individually and then in combination until the highest possible total bid is obtained.

Directions to Tracts 3 & 4: From Helena take Z south to V, then east 1 1/2 miles to UU, then south 1 mile. From St. Joseph take U.S. 36 east to MO 31 north 3.7 miles to P, then go west 3.4 miles to UU, then north 5 miles.
Tracts 3 & 4 will be offered individually and in combination until highest total bid is obtained.
