Terms & Conditions

• Proper ID is needed day of sale along with a bank letter of credit.

• 2% broker participation fee payable at closing to any licensed real estate broker who registers a successful bidder prior to the start of the auction.

•3% buyer premium. Total purchase price will be equal to bid price plus 3%.

• 96 acres CRP 2012 contract pays $4,800 per year.

• CRP prorated to closing based on October 1 fiscal year.

• Crop land is leased 50:50 for 2010. 50% interest in 2010 crop included with the farm with all inputs paid. Current tenant is willing to lease in future years, but buyer is under no obligation to continue lease beyond this year.

• Ten percent (10%) down day of auction as non-refundable escrow payment day of sale payable to closing agent, Professional Land Title, Brookfield, Missouri. Balance due at final closing on or before August 27^th, 2010

• Professional Land Title, Brookfield, MO will provide title insurance. Purchase contract prepared by Jeff Elson, attorney.

• Real estate taxes prorated to closing.

OR Take Hwy 5 four miles north from Linneus to Expo Road. Turn West on Expo Road go 2¼ miles to farm. Farm is bordered on the west by Echo Drive and on the east by Expo Road.
